Reservation and Cancellation Policies

Reservations:

 

By making payment for your reservation you agree to the following policies:

Deposit equal to one night stay is due upon reservations made in advance by credit card.  Full payment is due 7 days from your reservation unless otherwise agreed upon.  

Please Respect and Honor these policies for future enjoyment.  Thank You!

• Check in is at 3 pm.

• Check out is 11 am.

• A welcome email will be sent a few days before check in with important information including entry access and wifi login.

• Our cabins are 100% smoke-free. This is a strict No Smoking and No Room Deodorizer (Febreze, Lysol, etc) Use Policy.  Using these types of deodorizers/fragrances to mask smoking in the unit is subject to the same penalty as smoking in the unit.  By making this reservation you understand that if you violate this policy you will be charged a $500 cleaning fee.

• Owl's Nest Cabin: This is NOT a pet-friendly unit. By making this reservation you understand that if you violate this policy you will be charged an additional $100 cleaning fee.

• Owl Capone Cabin: This unit is pet-friendly.  We do charge a $50 pet fee.  There is even a small fenced outdoor enclosure for your fur babies.  Please clean up after your pets!

• Please use caution when using the grill and fire pit.  Ensure that all embers are extinguished before you leave the property.  There is a water hose just outside the side door and (2) fire extinguishers inside the home.

• For fire safety, please DO NOT use the wood burning stove inside the home. 

• Daily housekeeping service is NOT provided.  Units are cleaned thoroughly after guest check out. Tip your staff if they did a great job!

• Place all trash in provided trash bags and tie closed.  Place trash in exterior receptacle at check out.  

• Place all used towels and bed linens in closet hampers at check out.

• Do not wash riding cloths or gear in the bathrooms, kitchen sinks, showers or washer. Use outside water hose only if necessary.

• Do not wash bikes or machines on the premises.  

• PLEASE remove muddy clothes and gear before entering home. Boot trays are located inside doorways for gear and riding boots.

• Only registered guests shall occupy the cabin at any given time.

• Owl's Nest:  The existing hot tub is personal owner use only no longer an option for this rental due to frequent damages and maintenance issues.  It is NOT part of the rental package of this property.   

• We are not responsible for inclement weather that may affect guest's stay.

• Guests are responsible for the safety and security of their belongings.  

• Damages or excessive cleaning fees will be charged to the registering guest.  Take care of our home as if it were your own!  Report any issues promptly.

• No automobiles or trailers are permitted on the front gravel area.  

• Trailers must be parked at the lower gravel lot.  Vehicles may use the upper back portion of the driveway.

War, WV is ATV friendly!! You may ride your UTV's on main roads.  YOU MUST ABIDE BY ALL LOCAL TRAFFIC AND SAFETY LAWS -  Please be respectful of other motorists.  

RIDING SAFETY:

Always wear DOT approved helmets.

Pull to the road side to allow faster moving vehicles to pass safely.

Indicate by a show of fingers how many riders are in your party when passing oncoming vehicles.  Each following rider should count down to indicate the remaining riders in the party to oncoming trail traffic.

Cancellations:

​

If you are unable to honor your reservation, you must call to cancel at least 30 days before your scheduled check in date to receive a refund.  Call 304-207-0058 or 843-321-3767.  If no one is immediately available, please leave your name and number and we will return your call as soon as possible. Your reservation is NOT cancelled until you receive confirmation by phone from one of our representatives.

We will issue a full refund (minus a $30.00 administration fee) as long as your cancellation is made at least 30 days before check in.   If booked fewer than 30 days before check-in, full refund for cancellations (minus $30.00 administration fee) made within 48 hours of booking and at least 14 days before check-in. After that, 50% refund up to 7 days before check-in. No refund after that.
